1. Overview
Flip Deal Room provides deterministic residential real estate deal underwriting and decision-support software (the “Service”). This Privacy Policy explains what information we collect, how we use and share it, and the choices and rights you have. It applies to your use of the Service. By using the Service, you agree to the practices described in this Privacy Policy.
2. Information we collect
We collect the following categories of information:
- Account information that you provide when you register, such as your name, email address, and a securely hashed version of your password (we never store your password in plain text).
- Customer content, meaning the deal inputs, property details, and underwriting assumptions you enter into the Service.
- Subscription and commercial information, such as your plan status and subscription history.
- Payment identifiers: our payment processor, Stripe, collects and processes your card details on its own systems. We store only the Stripe customer and subscription identifiers associated with your account, and we never store your full card numbers.
- Limited technical, product usage, and security data, such as log information and first-party product events needed to operate, troubleshoot, protect, and improve the Service. These product events may include actions such as signup completion, sample deal usage, checkout status, export generation, and trial status, but they do not include payment card data, password-reset tokens, or advertising identifiers. We also use Sentry to collect error and performance diagnostic events; those events are filtered before leaving the Service to remove query strings, authentication cookies, authorization headers, reset tokens, Stripe signatures, and email-like strings.
3. Sources of information
We obtain information from the following sources: directly from you, when you create an account and use the Service; from Stripe, which provides your billing and subscription status; and from RentCast, a commercial property-data provider that supplies nationwide property records and comparable-sales data.
4. How we use information
We use information to: authenticate you and secure your account; provide the Service and run the underwriting analysis on the inputs you submit; perform the property and owner lookups you request; process your billing and subscription through our payment processor; secure, maintain, troubleshoot, measure beta activation and conversion, improve the Service; and comply with applicable law and enforce our agreements.
5. How we share information
We share information with vendors that act as our service providers and process information only on our behalf, including Stripe for payment processing, our hosting provider for infrastructure, and RentCast for property-data lookups, and Sentry for error monitoring and performance diagnostics. These providers are bound by contract to use the information only to provide their services to us. We also share information where required by law or legal process. We do not otherwise disclose your information.
6. We do not sell or share your personal information
We do not sell your personal information, and we do not share it for cross-context behavioral advertising. We run no advertising pixels, third-party analytics SDKs, or cross-site tracking on the Service. We do collect limited first-party product events to understand activation, trial usage, and checkout conversion. Because we do not sell or share personal information for cross-context behavioral advertising, a “Do Not Sell or Share My Personal Information” link is not required.
7. Property and other third-party data
To support underwriting, the Service processes property records and property-owner information obtained from public and government records (which are largely excluded from the definition of “personal information” under California law) and from RentCast. We use this data only to provide the Service to our users; it is kept internal to the Service, and it is never sold. If you are a person whose information appears in these property records, you may contact us at the privacy address below.
8. Data retention
We retain your information for as long as your account is active and for as long as needed for legal, billing, security, and dispute-resolution purposes. When information is no longer needed for these purposes, we delete or de-identify it.
9. Security
We use reasonable safeguards to protect your information, including password hashing and encryption of data in transit. However, no method of transmission or storage is perfectly secure, and we cannot guarantee absolute security.
10. Cookies
We use a single strictly-necessary, signed session cookie to authenticate you and keep you logged in. We also store a first-party anonymous browser identifier in local storage so public visitor actions can be counted before signup. We do not use advertising or cross-site tracking cookies. Because we only use strictly necessary session cookies and first-party product measurement, no cookie-consent banner is required.
11. Your privacy rights
We honor, for all users regardless of location, the rights to know and access the personal information we hold about you, to delete it, and to correct it. We will not discriminate against you for exercising any of these rights.
12. How to exercise your rights
To exercise your rights, email us at privacy@flipdealroom.com. We may take reasonable steps to verify your identity before acting on your request, and we will respond within a reasonable time consistent with applicable law.
13. Children’s privacy
The Service is intended only for adults 18 and older (see our Terms of Service). The Service is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has provided us personal information, please contact us so we can delete it.
14. Visitors outside the United States
The Service is operated from and intended for users in the United States. If you access the Service from outside the United States, you do so on your own initiative and are responsible for compliance with your local laws.
15. Changes to this policy
We may update this Privacy Policy from time to time. Updates will be reflected by changing the “Last updated” date above, and material changes may also be highlighted within the Service.
